Home Equity Loans: A Checklist for Comparing Options

Separate the equity you own from what you can borrow. Calculate the property position before the payment Start with a current property value estimate and every debt secured by the home. The difference is estimated equity, not an automatically available credit limit. The lender's valuation, combined borrowing limits and financial review determine whether a proposed…

A secured personal loan is backed by specified collateral. The pledged asset depends on the lender and agreement. Security may affect the lender’s decision, but it does not guarantee approval or a lower overall cost.

How the borrowing arrangement works

Identify the exact asset, how it is valued and what rights the lender receives. Ask when the lien or restriction is removed after repayment. Consider what losing access to that asset would mean for work, housing or everyday finances.

Costs and repayment

Compare fees, interest and the repayment schedule with an unsecured option if one is available. Check the default and recovery terms. Do not assume a payment problem can be resolved simply by handing over the asset; obligations depend on the contract and applicable rules.

Preparing to compare offers

  • Request the asset description, valuation method and any existing-lien restrictions.
  • Ask about insurance, registration or account restrictions during the term.
  • Get the default, recovery and release conditions in writing.

Questions worth asking

  • Which asset is pledged?
  • What could happen after missed payments?
  • How is the security released after repayment?

Collateral is not an automatic exit from the debt

Do not assume giving up the asset ends every obligation. Ask how sale proceeds, charges and any remaining balance would be handled under the contract and applicable rules.

Is a secured loan always cheaper?

No. Compare actual offers, including fees and term, rather than assuming collateral produces a better price.

Is a home equity loan a secured personal loan?

It is borrowing secured by a home, but it has its own structure and mortgage-related considerations. Read the home equity guide separately.

BorrowCompass provides a guide to this topic at what happens after secured personal loan approval. Review current provider terms before making a borrowing decision. BorrowCompass does not issue loans or guarantee approval.
