Compare the home budget, not only the rate.

Use the Loan Estimate to compare the same purchase

For a typical home-purchase mortgage, compare Loan Estimates using the same price, down payment, loan amount and rate-lock assumptions. Review loan terms, projected payments and cash needed at closing. Ask about any figure that differs from the quote you were discussing.

Separate principal and interest from property taxes, homeowners insurance, mortgage insurance and association dues. Some costs may be collected through escrow while others are paid separately. A payment quoted for the loan alone can understate the ongoing cost of owning the property.

Other arrangements to compare

Home equity loan

A later loan against equity adds another debt secured by the property; it does not replace the purchase mortgage automatically.

HELOC

A revolving home-equity line has a draw period and different payment risks from a purchase mortgage.

Documents and practical checks

• Prepare income and asset records, existing debts, the intended down payment and property information.
• Ask which program requirements apply and whether the rate is locked, until when and under what conditions.
• Review closing costs, reserves and funds needed after closing instead of using every available dollar for the down payment.

What should I compare on two Loan Estimates?

Compare the same loan amount and assumptions, then review rate, APR, projected payments, closing costs and cash to close. Check the rate-lock status and which charges may change. Ask for clarification when the scenarios differ.

Is the principal-and-interest payment my full housing payment?

Usually you must budget additional ownership costs. Taxes, insurance, mortgage insurance or association dues may apply, and some are paid outside the loan payment. Use the actual property figures when assessing affordability.
